Radon Testing in Frankfort, IL

Frankfort IL

Protect Your Home With Accurate, Independent
Radon Testing

Radon can be present in any Frankfort home—regardless of its age, size, neighborhood, or construction style.

Because radon is invisible, odorless, and tasteless, the only way to know whether it is accumulating inside a home is to perform a proper radon test.

Quality Environmental Testing Inc. provides professional radon testing in Frankfort, Illinois, using calibrated continuous radon monitoring equipment. Since 2002, our family-owned company has helped homeowners, buyers, sellers, and real estate professionals obtain clear and dependable radon results.

We are an independent testing company. We do not install radon mitigation systems, so our only job is to provide accurate information about the conditions inside the property.

Why Frankfort Homes Should Be Tested for Radon

Frankfort includes everything from older homes near the historic center of the village to larger homes and newer subdivisions throughout the surrounding area.

Although these properties may look very different, no particular home style can be assumed to be safe from radon.

Radon enters through openings where the home contacts the ground, including:

  • Foundation cracks

  • Sump pits

  • Floor drains

  • Plumbing penetrations

  • Construction joints

  • Crawl spaces

  • Gaps around utility lines

Basements and lower-level living spaces can be especially important because they are closest to the soil beneath the home. However, a newer foundation, finished basement, or modern construction method does not guarantee a low radon level.

We have seen how two nearby homes can produce very different results. Soil conditions, foundation construction, airflow, weather, and pressure differences within each home can all influence the amount of radon that enters.

That is why a neighbor’s test result cannot tell you what is happening inside your own home.

Radon Testing for Frankfort Real Estate Transactions

A radon test is commonly performed during a home inspection period when a property is being purchased or sold.

Real estate timelines can move quickly, so QET offers responsive scheduling and clear electronic reports that can be easily shared with buyers, sellers, attorneys, real estate agents, and other parties involved in the transaction.

Our professional testing service is appropriate for:

  • Home buyers completing their inspection

  • Sellers preparing to list a property

  • Homeowners who have never tested

  • Previously tested homes that need updated results

  • Homes with a newly finished basement

  • Properties with a radon mitigation system

  • New construction homes

  • Rental and investment properties

Testing before listing can also give a seller time to understand the results before an offer is accepted, helping reduce the chance of a last-minute surprise during the transaction.

What Happens During a Professional Radon Test?

QET uses a SunRADON 1028-XP continuous radon monitor to collect measurements throughout the testing period.

The monitor is placed in an appropriate location on the lowest level of the home that could be regularly occupied. Depending on the property, this may be a basement, finished lower level, or first-floor room in a slab-on-grade home.

The testing process generally includes:

  1. Placement of the calibrated continuous radon monitor

  2. A testing period of at least 48 hours

  3. Hourly collection of radon measurement data

  4. Review of test conditions and monitor activity

  5. Delivery of a clear electronic report

The monitor records more than a single final number. Its hourly data helps us evaluate how radon levels changed during the test and identify activity or conditions that may have affected the measurement.

Preparing Your Frankfort Home for Radon Testing

Short-term radon testing requires closed-building conditions so the results represent the home under standardized conditions.

Before and during the test:

  • Keep exterior doors and windows closed except for normal entry and exit

  • Do not operate whole-house or window fans that bring outdoor air inside

  • Leave normal heating and cooling systems operating

  • Do not move, unplug, cover, or disturb the monitor

  • Avoid unusual ventilation that could affect indoor air pressure

Closed-building conditions should generally begin at least 12 hours before the test and continue throughout the entire testing period.

QET will provide instructions and answer questions before the monitor is placed.

What Radon Level Is Considered Elevated?

Radon is measured in picocuries per liter of air, written as pCi/L.

The United States Environmental Protection Agency recommends taking corrective action when a home’s radon level is 4.0 pCi/L or higher. Because no level of radon exposure is considered completely risk-free, homeowners may also consider reducing levels that fall between 2.0 and 4.0 pCi/L.

The purpose of testing is not to create fear. It is to provide reliable information so you can make an informed decision about your property.

When an elevated result is found, radon can usually be reduced by a properly designed mitigation system.

New Frankfort Homes Can Have Radon Too

A common misconception is that radon is primarily a problem in older homes.

Radon does not come from the age of the building. It forms naturally in the ground and may enter through openings in the foundation.

A tightly constructed newer home may sometimes retain indoor air more efficiently, allowing radon to accumulate when it enters. A new foundation may also develop shrinkage cracks or contain openings around sump pits, plumbing lines, and utility penetrations.

New construction should therefore be tested just like an older home.

Even when radon-resistant construction features are present, testing is needed to confirm the completed system is keeping indoor radon at an acceptable level.

Why Choose Quality Environmental Testing?

Quality Environmental Testing has served Frankfort and the southwest Chicagoland area since 2002.

Our clients choose QET because we provide:

  • Professional radon testing

  • Calibrated continuous monitoring equipment

  • At least 48 hours of hourly measurement data

  • Independent, testing-only service

  • Clear electronic reports

  • Responsive scheduling

  • Experience with residential and real estate testing

  • Local, family-owned service

  • Licensed and insured professionals

Because QET does not perform radon mitigation, we have no financial interest in whether a property receives a high or low result. You receive an independent report based on the conditions measured during the test.

Do Not Assume Your Home Is Safe

You cannot see, smell, or taste radon. A home may appear clean, well-maintained, and structurally sound while still containing an elevated radon concentration.

Testing is especially important when:

  • The home has never been tested

  • The previous test was completed several years ago

  • The basement was recently finished

  • Foundation or HVAC changes were made

  • A mitigation system has not been checked recently

  • The property is being purchased or sold

  • Lower-level rooms are used as bedrooms, offices, playrooms, or family rooms

Every home behaves differently. The only result that matters is the result measured inside the property being evaluated.
